Detailed designs for the Station Hill site immediately south of Reading main station are due to go on public display.
This phase involves the creation of four new apartment buildings with public realm improvements.
An illustrative site plan for ‘Phase 3A’ covers Xafinity House in Greyfriars Road and an already demolished building in Garrard Street.

The aim is to replace these with new apartments, shops, cafés, landscaped public space and improved pedestrian routes.
The plans that will go on public display are detailed designs for the project that received outline planning permission from Reading Borough Council in January 2021.
The exhibition will inform residents about these detailed plans and what to expect.
The project is being undertaken by the Station Hill joint venture, made up of Lincoln Property Company and MGT Investment Management.
Alex Aitchison, UK managing director at Lincoln Property Company, said: “We are excited about consulting with the wider community about bringing forward the next residential phase at Station Hill in accordance with the existing outline consent granted by the council in 2021.
This consultation reflects our ongoing commitment to community engagement, and we look forward to welcoming local people to our exhibition and hearing their views.”
The plans will be put on public display at ONE Station Hill between 10am and 5pm on Friday, November 7, and 10am and 4pm on Saturday, November 8.

The exhibition will continue to be on display at ONE Station Hill until Monday, November 24.
Anyone interested in the proposals can submit comments throughout this period to: SHPhase3@redwoodcomms.co.uk .
The plans will not be live until the public exhibition begins.
However, a worksheet can be found online that appears to be an exercise for a course at the Henley Business School at the University of Reading.
The worksheet for the exercise, called ‘Pathways to Property – Station Hill Phase 3 briefing pack’ was published in July.
It lists inspirations as King’s Cross, Battersea Power Station, Queen Elizabeth Olympic Park and Elephant Park in London.

Phase 1 of the development saw the construction of the Ebb & Flow apartments and the opening of the Siren Craft RG1 bar in May last year.
Following that, Phase 2 involved the completion of the ONE Station Hill building.
While a major emergency fire incident occurred in November 2024, the building was completed this year.
Full plans for Phase 2 and outline plans for Phase 3 were approved at the same meeting of the council’s planning applications committee on January 13, 2021.
You can view the application by typing reference 192032 into the council’s planning portal.
